Thrive FP strongly believes that every person on the planet is a stakeholder of the natural environment.  We feel that being good stewards of the environment is a responsibility that we owe to ourselves, our residents, and our community as a whole. The initiatives below result in cost savings to our residents through utility reduction that increases yield to the property’s bottom-line, creating value for both residents and investors alike.

Thrive properties are upgraded to enhance conservation, reduce resource consumption and recycle/reuse material wherever possible.  Some examples of current Thrive environmental practices at our residential communities include:

• Installing solar screens on windows to increase energy efficiency inside the units
• Replacing incandescent lighting inside units, on building exteriors, and in common areas to increase energy efficiency and reduce electricity consumption
• Installing high quality, low-usage water fixtures such as low-flow toilets that reduce water consumption
• Implementing and/or expanding recycling programs, adding additional recycling containers throughout the community to increase capacity and ease of access
• Ordering products from suppliers who utilize recycled material in production

CASE STUDY: The Lantern Apartments in Dallas, TX

Low-usage water fixtures were installed in every unit at the property.  A water usage reading was done in November 2016 showing that our efforts resulted in a 60% decrease in water consumption from that same time one year prior.  Over 1.2 million gallons of water were saved in November alone, reducing usage by an estimated 14 million gallons per year and adding an estimated $110,000/annually to our bottom line.  Passing the savings through to our residents resulted in lower monthly water bills, a true “win-win” scenario!
